Metal roofs are rising in popularity and can last up to 70 years. These durable, attractive roofs have a wide price range depending on the quality, coating and thickness you prefer. The thicker the gauge, the longer your roof will last. Thicker, high end metal roofing is popular in the northern states because snow tends to slide right off it.  Depending on the quality of the metal, some manufacturers even offer a lifetime warranty. 

A slate stone tile roof can last over a century. While this is an expensive option, it can withstand any type of weather conditions and slate is easy to replace. However, the weight of slate roofing is such that a normal house frame cannot support it. You must re-enforce your roofs rafters if you plan to install a slate roof.
